Under the shingles
Select a layer to see what it does and why it is there.
The plywood or OSB sheets nailed to the rafters. After the tear-off we walk the whole deck and replace any sheet that is soft, rotten or delaminated.
Metal edging along the eaves and rakes. It carries water past the fascia into the gutter and keeps the deck edge from rotting.
A self-adhering membrane at the eaves and in valleys. The building code calls for it from the eave to at least 24 inches inside the exterior wall line, where ice dams form.
A woven sheet over the rest of the deck. It sheds water while the shingles go on and is a second layer under them for the life of the roof.
A row of adhesive shingles at the eaves and rakes. It seals the first course down so wind cannot lift it.
Laminated asphalt shingles, two layers thick, nailed to the manufacturer’s pattern so the wind rating holds.
A vent along the peak lets warm, damp attic air out. Cap shingles cover it. It works with intake vents at the soffits.
Roof size
Roofs are measured in squares of 100 square feet. Enter the footprint of the house and the pitch to get a rough size. We measure the real roof at the inspection.
Length times width of the house seen from above, plus the garage if it shares the roof.
Pitch is how many inches the roof rises for every 12 inches across.

When to call
You can see most of these from the ground or from a ladder at the gutter.

The colored granules protect the asphalt from sun. When they wash into the gutters by the handful, the shingles are wearing out.

Shingles that have lost their texture, curl at the edges or crack across the tab have reached the end of their life.

Most leaks start where the roof meets a wall or a chimney. The fix is new step flashing and counter flashing, not caulk.

Valleys carry the most water on the roof. Worn shingles there are often the first place water gets under.
After a storm
We check every slope, the vents, the gutters and the siding, mark the damage, and give you the photos and a written, code-compliant replacement-cost estimate.

It depends on the size of the roof in squares, its pitch, how many layers come off, how much of the deck has to be replaced and which shingle you choose. That is why we measure the roof first and give you a written, itemized estimate. The squares estimate below shows how the size is worked out.
Roofing contractors in Illinois cannot negotiate insurance claims. That is the law. What we do is document the damage with photos and measurements and give you a written, code-compliant replacement-cost estimate you can give your insurance company. If you want someone to represent you with the carrier, hire a licensed Illinois public adjuster.
Building codes allow a second layer only in limited cases, and never a third: under the International Residential Code (section R908.3.1.1) a roof that already has two layers has to be torn off. We tear off to the deck on every replacement so the deck can be checked and the ice barrier can go on the wood.
